Shiloh attracts senior facilities

Seniors in Shiloh and the surrounding area in search of housing will soon have more options to choose from.

An affordable senior-housing community, Wingate Manor, is currently under construction on North Green Mount Road, and an assistant living facility, Cedarhurst of Shiloh, will start construction next month on West Julie Street.

These facilities will be a great addition to the village of Shiloh, according to Shiloh Mayor Jim Vernier. "It's good for the community," he said, "and it's nice for seniors to have these facilities to go to so they don’t have to worry about lawn mowing or home repairs."

Wingate Manor

Wingate Manor, part of the Wingate Development in Shiloh, is approximately 45 percent complete, according to Merri Cross, spokeswoman for St. Louis-based developer Gundaker Commercial Group. Wingate Manor, designed by Wallace Architects LLC, began construction in March.

Cross said the first units in the $7.1 million facility will be finished in December. The three-story building will include 48 one and two bedroom units, each with one bath.

Five of the 48 units have been designated supportive housing, which Cross explained are for people who are at or below poverty level. The adjusted monthly cost for these units ranges from $255-$260 each.

For the remainder of the units, the cost will be $560 a month for one bedroom and $660 for two-bedrooms. Wingate Manor at 46,000 square-foot will also include a fitness facility, a multi-purpose room with a salon and a community/game room.

The project did experience weather delays. However, Cross said, "we're moving ahead as quickly as we can."

Currently, the interior plumbing and electrical wiring are being installed with the roof up and the windows put in, according to Cross.

Though an independent living facility, Wingate Manor will provide some amenities to its residents. St. Elizabeth’s Hospital in Belleville will host monthly lunch and learn programs on health-related topics.

Cedarhurst of Shiloh

Seniors should be living in assisted living centers that have the appearance of luxury hotels rather than drab apartment buildings. That’s the opinion of Joshua Jennings, the developer behind Cedarhurst of Shiloh.

"Retirement communities usually look like apartment buildings," said Jennings, who heads St. Louis-based Metro Asset Group. "We set it up like a luxury hotel."

Construction is expected to start next month on the $12 million assisted living center to be located at 112 West Julie St. in Shiloh. The 78,000-square-feet center will feature 56 assisted-living apartments and a special unit with 31 memory care apartments to provide care for individuals with Alzheimer’s Disease or other related forms of dementia.

The assisted-living portion of Cedarhurst of Shiloh will have three levels and an array of amenities including gathering places, hair salon, spa, library, community kitchen, large patio spaces, laundry facilities and a wellness center for regular doctor checkups. The facility is also pet-friendly.

The memory care unit is designed based on cutting edge research, according to Jennings, with high ceilings and ample sunlight.

"It's being built to enhance people's lifestyles," he said, not just to provide care. "We feel the living environment is just as important as treatment." Medical staff will constantly be available to residents in this portion of Cedarhurst.

Cedarhurst of Collinsville, which opened the end of June, will be very similar to Cedarhurst of Shiloh, according to Jennings.

Construction of the Collinsville location began in April 2008 and took approximately 14 months. Jennings anticipates a quicker construction schedule of around 10 months for the Shiloh facility.

The general contractor for Cedarhurst of Shiloh is Impact Strategies Inc. of Fairview Heights. Both facilities were designed by Farnsworth Group, a national engineering and architectural firm with a St. Louis office.

Cedarhurst of Shiloh is open to anyone 55 years of age or older. Services provided to residents vary depending on their need. "It's not meant to be a one-size fit all," Jennings said. "We adopt to the resident and cater a care plan to them."

Preregistration in Shiloh will begin six months prior to construction completion. Jennings estimates this will be around February or March.

Units at Cedarhurst are available starting at $1,900 a month for studios and $2,500 for one-bedroom.
