Challenge
Infuz Technologies, Inc. (“Infuz”) is a rapidly growing
company. Their ever-increasing client base required
expanding their workforce quickly. They wanted an
office space that would accommodate this growth,
and had ample space to house their immense computer,
hardware and wiring needs. They preferred a unique,
creative space that reflected their quality of work
and their corporate image.
Solution
Gundaker Commercial Group (“GCG”) took Infuz out in
the market to find their ideal office space. During
the course of our search, their initial size requirement
tripled which limited the number of possibilities
and increased the price sensitivity of this fairly
young company.
Results
After touring several spaces and reviewing several
proposals, GCG represented Infuz in the negotiation
and signing of a 5+ year deal in downtown St. Louis.
We located a building with raised floors and a pre-existing
server room that was ideal for Infuz’s computer,
hardware and wiring needs. We tailored the lease
terms to ensure that Infuz received maximum flexibility
with expansion and termination options. GCG negotiated
an aggressive rental rate and several months free
rent, which saved Infuz over $140,000 throughout
the term of their lease.
